It sometimes can be challenging to find motivated sellers as an investor. Investors face a multitude of challenges these days considering the soft housing market and tighter lending requirements.

With a high-rate of foreclosures and full-on recession in place, motivated sellers should not be hard to find. In the end, there simply is not. But how do you find them?

I’m suggesting a total online solution that allows the owner to control. Basically, a site that is yours that captures the information of motivated sellers.

So how should you execute such a solution? A timeless web design is where it all starts. It must show your business as legitmate and able to solve the problems of motivated sellers. It should be made public that your company has resolved issues of other motivated sellers. You’ll want to use convincing copy writing techniques to convince your visitors to want to contact you. It should have a way for them to send their contact information and property details to you.

Start by either paying a professional to create a quallity website or build one yourself. Or you could customize a template that you purchase from templatemonster. It will take some coding skills to make something from scratch or even modify a template. Capital is required if you’re going to hire someone unless you have a brother-in-law in the business. Your time is important and you should decide what it’s worth. Is your time worth $15 an hour to construct the site yourself? Do you have time on your hands and not much money?

Convincing testimonials should also be included. You’ve likely been using some sort of credibility kit so migrate that to your site. Actual photo-copied letters are excellent if you have them. Additionally, streaming audio of customer testimonials works great. Nothing is more persuasive than a happy customer.

Construct each page of the site with compelling copy and a great call to action.

Lastly, include a slew of strategically placed lead generators. These are online forms that your visitors complete. Use the forms to obtain the contact information of the visitor as well as their property details. Dig out your mySQL primer book and use it as a guide to attach the database to the form fields.

The last trick is driving traffic to the site. Using the major search engines to advertise is a great way to do this. You can accomplish this with SEO and paid advertising. After you are getting visitors you may want to tweak your content to make it better. If you’re not getting as many leads as you would expect simply tweak your copy and/or rearrange the layout and test. Landing pages that only offer the ability to fill out a form can be effective.

With a quality website and the use of paid listings and strategic SEO you’ll be gathering motivated sellers and doing more profitable deals.
